Casa Franco Old Town Overview

Honestly, I wasn’t sure what to expect when I first wound through those narrow cobblestone streets to find Casa Franco – GPS gets pretty confused once you’re deep in Kaleiçi’s maze of Ottoman-era lanes. But when I finally spotted that unassuming entrance on Hesabcı Geçidi, tucked between centuries-old stone walls, I knew I’d stumbled onto something special.

This isn’t your typical star-rated chain hotel, and that’s exactly the point. Casa Franco feels more like you’re staying in a carefully restored Ottoman house that happens to welcome guests – which, actually, is pretty much what it is. The rooms have this authentic character you just can’t fake: original stone walls that stay cool even when Antalya’s summer heat is brutal outside, wooden shutters that creak just right, and these little architectural details that make you want to run your fingers along the carved doorframes. You know what really got me though? The way morning light filters through the courtyard – there’s this peaceful quality that makes you forget you’re in the middle of a bustling tourist district.

The location is honestly perfect if you want to experience old Antalya without the cruise ship crowds trampling over you every five minutes. You’re literally a two-minute walk from Hadrian’s Gate, and I mean literally – I timed it. But because Casa Franco sits on one of those quieter side passages, you get this sense of discovery that most visitors miss entirely. The staff actually knows the neighborhood too, which sounds obvious but you’d be surprised how many hotel workers have no clue what’s happening beyond their front desk. They pointed me toward this tiny tea garden I never would’ve found otherwise, and told me which streets to avoid during the evening tour group rush (trust me on this one).

What really sets this place apart is how it manages to feel both historic and comfortable without trying too hard. The restoration work is thoughtful – you can tell someone cared about preserving the building’s character rather than just slapping modern fixtures over everything and calling it boutique. Sure, the WiFi can be spotty in some corners (thick stone walls, what can you do), and the streets outside get lively during weekend evenings, but that’s part of the authentic Kaleiçi experience. I mean, you’re staying in a neighborhood that’s been continuously inhabited for over 2,000 years – a little ambient noise comes with the territory.

The 8.8 rating makes complete sense once you’ve spent a night or two here. It’s not trying to be a luxury resort or a party hostel – it’s just a really well-run, atmospheric place to stay while you explore one of Turkey’s most fascinating historic quarters. And parking? Forget about it – you’ll want to ditch the car anyway since everything worth seeing is within walking distance, and those narrow streets weren’t exactly designed with rental cars in mind.

  • Princess from Philippines – 11 March 2025 (9/10)

the location of the hotel in the old city is great and convenient. tourist spots and restaurants are near. staff are kind and helpful.

What could be improved: the shower takes too long to heat up.

  • Anar from Kazakhstan – 7 March 2025 (9/10)

Very nice place, sush friendly staff. Tasty food in the pizzeria.
Good location: close to the sea, different cafe and restaurants, shops, Handian's Gate.

What could be improved: There wasn't toothpaste)) But maybe I should have asked.

Comfortable beds. Plenty of hot water and a powerful shower.

What could be improved: Tv didn't work, informed staff and it was repaired but then stopped working again.
No wardrobe or hanging space in room.

  • Geoffrey from United Kingdom – 7 January 2025 (8/10)

Location, character and the included breakfast which was very good.

  • Julien from France – 17 December 2024 (9/10)

We had an amazing stay at Casa Franco. The staff was really nice (big up to Kadir with whom we have talked for a while and who was lovely with us), spoke fluent English, the breakfast was delicious, the room was incredible and the hotel perfectly located… and as we came out of season the price was incredibly cheap for this kind of quality. One of the best hotels we’ve been to in Türkiye !

    What could be improved: Nothing

  • Nina from Russia – 7 November 2024 (9/10)

We thoroughly enjoyed our stay at Casa Franco Old Town. The hotel is located in Old Town, walking distance to a lot of attractions and to the sea. For me it was important to be very near the sea. There are lots of restaurants on these pedestrian streets, so you have plenty of choice. We loved the breakfast every morning, delicious!!! I would also like to point out that we liked the soundproof windows. A/C worked fine, bathroom and toilet clean.

Also we would like to recommend the restaurant – you get a 10% discount. We enjoyed the drinks and the food!

  • Sofia from United States – 22 October 2024 (9/10)

Amazing stay and super attentive and nice staff, we had a great time in Casa Franco! Is a very nice location and the food is delicious ❤️

  • Csaba from Romania – 25 August 2024 (8/10)

It was like in the pictures, nice old fashioned inn which included everything it promised, housekeeping every day with fresh towels and sheets, the air conditioner worked perfectly fine, the beach near it wasn’t my favourite but it was safe at least and indeed 3 minutes walk. Staff was kind although spoke very bad english but it wasn’t anything bothering. Overall I think the accommodation was worth the money.

What could be improved: The breakfast was like in the pictures and it was delicious, but it was almost exactly the same every single time which became a bit unappetising after a week.
The room includes a frige which was useful but i think if you leave the room with the keycard it shuts down and the freezer melts down with water accumulating on your food, very annoying.
The restaurant below is one of the worst I’ve visited in Antalya. The meat was medium rare but absolutely unseasoned, burger was also tasteless and had a cracker like bun, tables are too small to eat comfortably and the waiter messed up our bill so I paid less than I was supposed to (I did not look at the bill at all so I didn’t know it) and ran after us in front of other guests and demanded me to pay the rest and made me like I was leaving without payment. Never had an experience like this.
