You know, I wasn’t sure what to expect when I first pulled up to Kafkas Hotel on that narrow side street in Konyaaltı – honestly, the address made it sound like it might be tucked away in some forgettable residential area. But here’s the thing about this place: it’s actually perfectly positioned just off the main Arapsuyu neighborhood buzz, close enough that you can walk to decent restaurants and the tram line, but far enough back that you’re not dealing with street noise all night.

The hotel itself is one of those boutique spots that doesn’t bother with official star ratings because, well, it doesn’t really fit the mold anyway. It’s got this slightly artistic, almost literary vibe (hence the Kafka reference, I’m guessing) that feels more like staying in a well-designed friend’s place than a typical tourist hotel. The rooms have character – I mean, they’re not massive, but they’re thoughtfully put together with local touches that actually make sense rather than just throwing some Turkish carpets around and calling it authentic. What really struck me was how quiet it gets at night, which is pretty rare for Antalya. The building seems to absorb sound well, and since you’re on a residential street, you don’t get the constant hum of traffic that plagues so many hotels closer to the main drags.

The staff genuinely knows the area – not just the obvious tourist spots, but where to grab good gözleme in the morning or which dolmuş route actually gets you to the old town without three transfers. They’re the kind of people who’ll tell you that yes, Konyaaltı Beach is walkable from here (about 15 minutes), but also that the best stretch is actually a bit further west where the locals go. Parking can be a bit tricky on the street, but they’ve got arrangements with a nearby lot, and honestly, once you’re settled in, you might not need your car much anyway. The tram stop at Arapsuyu is close enough that getting around becomes pretty straightforward. I’d say this place works best if you want to experience Antalya more like someone who lives here rather than just passing through – it’s got that neighborhood feel while still being properly comfortable and well-run. Not the flashiest option in town, but definitely one of the more genuine ones.

    The location is perfect, and the rooms are quite nice. It's well-suited for solo travellers and for those who intend to have a good B&B accommodation facility for a low price.

    What could be improved: The breakfast was a bit less varied than I expected (for its price), and the rooms may sometimes not be spacious enough for big families/companies. It solely depends on the tastes of the traveller whether to accept this or not; for me, it was fine.

    Lovely staff: the owner, his son, and all the staff were very kind
    Great location: walking distance to the beach, mall, aktur park, aquarium, waterpark….
    Clean: daily cleaning and change of bed sheets

    This is a quiet family run hotel where we felt very welcome and at home. The staff is very friendly and helpful. Every morning we had breakfast outside by the pool which is surrounded by orange, pomegranate, fig and avocado trees. Room and bathroom were very clean and tidy. Our room had a lovely balcony. Wifi in the room was very good. Airco in the room worked fine.

    What could be improved: No elevator — but if necessary the staff will help you with your luggage. Water pressure in the shower not very strong.

    What could be improved: Do not believe to high rate of this hotel. Because the owner of the hotel is very friendly, very friendly, sociable and gives the impression of a friend. So friendly that you won’t feel comfortable giving a low rating despite the hotel’s many shortcomings. Moreover, when seeing him off he will ask you to give 10 stars.

    The room is not 26 m2. The room is small, maybe 15 m2. The blankets on the bed were dirty, we changed them. The shower door was broken, so after a shower there was water in the bathroom.

    The hotel is run by a family of very nice people. Very warm welcome and a good breakfast. It was hot, but we appreciated that the airconditioning was working very well:)

    What could be improved: The rooms are small, and the hotel (common territories – corridors, stairs) looks like it needs some refresh. We stayed only a few hours, so for us, it was not a problem, but for those who will stay longer it might be a bother.

    What could be improved: they make the room only if you ask them . no free water at the breakfast but i didn’t try to ask them maybe you get if you ask they are very nice staff.
