Royal Hayat Hotel Old Town Overview
You know what struck me first about the Royal Hayat Hotel? It’s tucked away on this narrow cobblestone street called Hıdırlık that most tourists walk right past – which is honestly part of its charm. I mean, you’re literally in Kaleiçi’s old quarter here, where the stone walls have that weathered Mediterranean look that screams authentic Antalya, not some resort knockoff.
The hotel itself feels like someone took a traditional Ottoman house and actually cared about preserving its character instead of gutting it completely. The rooms have these thick stone walls that keep things surprisingly cool even when it’s blazing outside (trust me, Antalya summers are no joke), and you can hear the distant sounds of the old town – maybe some kids playing in the streets or the call to prayer from nearby mosques, but it’s not overwhelming or anything. What I really appreciated was how the staff seemed to know the neighborhood inside and out. They pointed me toward this little tea house around the corner that I never would’ve found otherwise, and when I needed to find parking – well, let’s just say driving in Kaleiçi is an adventure – they had actual useful suggestions beyond the typical “there’s a lot nearby” nonsense you usually get.
The whole place has maybe 20 rooms or so, which means you’re not dealing with tour groups clogging up the lobby or fighting for attention at reception. It’s got that boutique feel without the pretentious attitude – no official star rating because honestly, it doesn’t fit into those cookie-cutter categories anyway. The 8.2 rating makes sense to me because while everything works and the place has real character, it’s not trying to be the Four Seasons, you know? Some of the bathrooms are a bit compact (old building, narrow spaces), and the WiFi can be spotty if you’re in one of the back rooms, but these feel like minor trade-offs when you’re staying somewhere with this much personality. What really sold me was stepping out the front door and being a two-minute walk from Hıdırlık Tower – you can catch sunset there without the crowds you’d find at the main harbor. The narrow streets around here are perfect for wandering, and you’re close enough to the marina area when you want proper restaurants, but far enough away that you’re not dealing with the tourist trap chaos every time you leave your room. If you’re the type who wants to feel like you’re actually staying in old Antalya rather than just visiting it, this place gets it right.

Marius from Switzerland – 18 February 2025 (7/10)
Great location, good price, roof top terrace has great view to the sea, comfortable room, large bath
What could be improved: Breakfast started only at 9 am, room was quite dark, taxi did not show up when ordered the day before through the reception, some staff did not know EnglishRomaniya from Ukraine – 25 November 2024 (9/10)
We have booked the place to stay overnight before our trip to Pamukkale, so we wanted some central one to be in walking distance from lively places. We liked that it's in a quite calm street, but in the area where you would go out for a dinner and drinks. Great vatiety of restaurants. Streets are very picturesque. In our room we found jacuzzi, which was quite nice after rainy weather. Interrior was modern and inside was clean. Ania was a nice and welcoming host. Thanks!
Ayushma from United Kingdom – 10 November 2024 (8/10)
location was perfect as it was in the old town and everything was in walking distance.service was really good and very helpful staff when enquired about the spa . me and my husband went for hammam and massage package- really good experience . Everything was clean and tidy as picture. it could mainly be as they were open for only three months. Over all stay was comfortable and balcony with sunset view was a bonus!
What could be improved: We booked a suite flat for 2 couples and 1 year old child. hand wash was missing in one of the toilet. There was no pots or pan or gas hob to heat the milk for the little one. breakfast was not so good as not a lot of option. This was feeded back to the owners.Suet from Hong Kong – 26 October 2024 (8/10)
Staff are all friendly and super helpful! Location is perfect in the old town, tons of restaurants and bars nearby but not noisy at all. Wifi has good connection!
What could be improved: As mentioned staff are super nice, tho the hardware is alil disappointed, wish they could upgrade abit, eg: the water pressure of the shower head is weak and the water temperature is either too hot or too cold(hard to stay in between) also the toilet bowl doesn’t have a cover which I find unhygienic. Other than that the hotel is lovely and worth the value.Sara from Sweden – 13 October 2024 (9/10)
Great area and beautiful rooms the breakfast could be better.

Great location in old town . Very friendly staff, always ready to help. We stayed in a very large room/ apartment with the great terrace on the 2nd floor. The property has also a common terrace on the rooftop with a great view over sea.
The breakfast was simple, but much enough.
There is a private beach Mermerli (gorgeous view) within 7 min walk and costs 250tL. (the staff, managing the beach does their job very well).
Plenty of the different restaurants and bars around the property (we went few times to the Pastorale, which is just next door for the grilled meat).
Just in front of the hotel, there is a taxi button.
During the day, the taxi will arrive within 2 min and bring to the airport for 550-600tL ( +/- 15 euro).
What could be improved: During our stay of 3 nights, the water and electricity turned off couple of times. However it was fixed within 5-10 min.Robert from New Zealand – 25 August 2024 (9/10)
The hosts were extremely helpful and obliging. Breakfast is simple, but tasty and nutritious. The highlight was Hamam and oil massage that we had at the premises. The masseuse was from Georgia who was very very good. We loved the bathing ritual in a lovely room with a white marble slab. Wish we had more time there for another massage. Also the Gelato stand right outside the hotel was a real treat.
Lauren from United Kingdom – 5 August 2024 (9/10)
Great location in old town, staff were very friendly and lent us their iron as one wasn't supplied in the room
What could be improved: Water turned off twice during our two night stay meaning we had to go down to reception to get it reset.
Only one key for the room we had to hand back during the day to get the room cleanedMunir from United Kingdom – 29 July 2024 (9/10)
View of the sea from balcony is Amazing. Very helpful staff , location excellent , new apartments. Surrounded by restaurants and Bars.
