Royal Hayat Hotel Old Town Overview
First Impressions
Walking into Royal Hayat Hotel Old Town, you immediately sense you’ve found something special in Antalya’s historic heart. This four-star property sits right in Kaleici — the old town that tourists dream about but often struggle to actually stay within. The building itself has that restored Ottoman charm that feels authentic rather than touristy, which honestly surprised me given how many hotels in the area lean too heavily into the theme park aesthetic. The attention to historical detail throughout the property creates an immersive experience that transports you back in time.
Location & Neighborhood
Here’s what makes this place work — you’re literally inside the ancient city walls on Hıdırlık Street, which means you can stumble back from dinner without dealing with taxis or long walks. Hadrian’s Gate is maybe a three-minute stroll, and you know that gorgeous harbor area everyone posts on Instagram? It’s right there. I mean, couples rate this spot highly for good reason — there’s something romantic about having narrow cobblestone streets as your backyard. The Hıdırlık Tower, where locals go to catch sunsets, is practically next door. This neighborhood pulses with authentic Mediterranean character that few other hotels can match.
The Rooms
The rooms strike that sweet spot between traditional character and modern comfort that’s actually harder to pull off than you’d think. Most have stone accents and wooden details that feel genuine, not like someone just slapped on some “old world” decor. What I appreciated was the attention to practical stuff — good air conditioning (crucial in Antalya summers), decent Wi-Fi, and bathrooms that work properly. Some rooms have views of the old town’s rooftops, which creates this lovely sense of being tucked away from the world. The furnishings blend heritage aesthetics with contemporary amenities seamlessly.
Exploring from Here
This is where the hotel’s location really shines. You can walk to Mermerli Beach in about ten minutes if you want that perfect Mediterranean swimming spot that’s not completely overrun. The old town’s maze of streets means you’ll discover little cafes and shops that tour groups never find — I stumbled across this tiny ceramics workshop that’s been family-run for decades. When you want to venture beyond Kaleici, the main city center and modern Antalya are easily accessible, but honestly, you might find yourself not wanting to leave this historic bubble. The surrounding area offers endless opportunities for cultural exploration and culinary discovery.
Why Guests Love It
Recent guests consistently highlight the location, and after staying here, it’s obvious why. You’re getting that authentic old town experience without sacrificing comfort or convenience. The staff seems to genuinely understand what travelers need — they’re helpful with restaurant recommendations and know which historical sites are worth your time versus which ones you can skip. For couples especially, there’s something magical about having this historic neighborhood as your temporary home base, where evening walks lead to harbor views and morning coffee comes with centuries-old architecture as your backdrop. The overall experience creates lasting memories of Antalya’s timeless charm.
Best hotels in Antalya blend spa hammams, rooftop terraces, and sea-view infinity pools along the Turkish Riviera.

Marius from Switzerland – 18 February 2025 (7/10)
Great location, good price, roof top terrace has great view to the sea, comfortable room, large bath
What could be improved: Breakfast started only at 9 am, room was quite dark, taxi did not show up when ordered the day before through the reception, some staff did not know EnglishRomaniya from Ukraine – 25 November 2024 (9/10)
We have booked the place to stay overnight before our trip to Pamukkale, so we wanted some central one to be in walking distance from lively places. We liked that it's in a quite calm street, but in the area where you would go out for a dinner and drinks. Great vatiety of restaurants. Streets are very picturesque. In our room we found jacuzzi, which was quite nice after rainy weather. Interrior was modern and inside was clean. Ania was a nice and welcoming host. Thanks!

location was perfect as it was in the old town and everything was in walking distance.service was really good and very helpful staff when enquired about the spa . me and my husband went for hammam and massage package- really good experience . Everything was clean and tidy as picture. it could mainly be as they were open for only three months. Over all stay was comfortable and balcony with sunset view was a bonus!
What could be improved: We booked a suite flat for 2 couples and 1 year old child. hand wash was missing in one of the toilet. There was no pots or pan or gas hob to heat the milk for the little one. breakfast was not so good as not a lot of option. This was feeded back to the owners.Suet from Hong Kong – 26 October 2024 (8/10)
Staff are all friendly and super helpful! Location is perfect in the old town, tons of restaurants and bars nearby but not noisy at all. Wifi has good connection!
What could be improved: As mentioned staff are super nice, tho the hardware is alil disappointed, wish they could upgrade abit, eg: the water pressure of the shower head is weak and the water temperature is either too hot or too cold(hard to stay in between) also the toilet bowl doesn’t have a cover which I find unhygienic. Other than that the hotel is lovely and worth the value.Sara from Sweden – 13 October 2024 (9/10)
Great area and beautiful rooms the breakfast could be better.

Great location in old town . Very friendly staff, always ready to help. We stayed in a very large room/ apartment with the great terrace on the 2nd floor. The property has also a common terrace on the rooftop with a great view over sea.
The breakfast was simple, but much enough.
There is a private beach Mermerli (gorgeous view) within 7 min walk and costs 250tL. (the staff, managing the beach does their job very well).
Plenty of the different restaurants and bars around the property (we went few times to the Pastorale, which is just next door for the grilled meat).
Just in front of the hotel, there is a taxi button.
During the day, the taxi will arrive within 2 min and bring to the airport for 550-600tL ( +/- 15 euro).
What could be improved: During our stay of 3 nights, the water and electricity turned off couple of times. However it was fixed within 5-10 min.Robert from New Zealand – 25 August 2024 (9/10)
The hosts were extremely helpful and obliging. Breakfast is simple, but tasty and nutritious. The highlight was Hamam and oil massage that we had at the premises. The masseuse was from Georgia who was very very good. We loved the bathing ritual in a lovely room with a white marble slab. Wish we had more time there for another massage. Also the Gelato stand right outside the hotel was a real treat.
Lauren from United Kingdom – 5 August 2024 (9/10)
Great location in old town, staff were very friendly and lent us their iron as one wasn't supplied in the room
What could be improved: Water turned off twice during our two night stay meaning we had to go down to reception to get it reset.
Only one key for the room we had to hand back during the day to get the room cleanedMunir from United Kingdom – 29 July 2024 (9/10)
View of the sea from balcony is Amazing. Very helpful staff , location excellent , new apartments. Surrounded by restaurants and Bars.
