I was honestly skeptical when I first pulled up to Royal Homes 404 – the name sounds like someone’s apartment complex, and the building sits on this somewhat industrial-feeling stretch of Şehit Binbaşı Cengiz Toytunç Caddesi. But here’s the thing about Antalya: the most interesting places are often tucked away where you least expect them, and this little boutique spot is proof of that.

The moment you step inside, it’s like entering someone’s really well-designed home rather than a typical hotel. I mean, they don’t have an official star rating, but honestly, that works in their favor – they’re not trying to fit into some cookie-cutter category. The owners (and I’m pretty sure I met one of them during check-in) have this genuine warmth that you just don’t get at the big chain places. The rooms feel more like staying in a friend’s guest suite, with these thoughtful touches that actually make sense – decent lighting for reading, outlets where you need them, and bathroom amenities that don’t feel like afterthoughts. What really got me was the attention to soundproofing; you’d think being on a main street would mean traffic noise, but honestly, I slept better here than at some resort hotels I’ve stayed at.

The location is actually pretty brilliant once you figure it out. Sure, it’s not right in Kaleiçi where all the tourists cluster, but you’re maybe a 10-minute walk to the old town walls, and there’s this fantastic little bakery two blocks down that locals actually go to (not just tourist traps). Plus, if you’re planning day trips – and let’s be honest, you probably are if you’re in Antalya – having easy access to the main roads without dealing with old town traffic is genuinely helpful. The neighborhood has this lived-in feel during the day, but it gets pretty quiet at night. Parking was surprisingly straightforward too, which… well, if you’ve driven in Turkish cities, you know that’s not always a given. I think what really sets this place apart is that it feels intentional rather than accidental – like someone put real thought into creating a space where travelers could actually relax instead of just crash between sightseeing. The 9.3 rating makes total sense once you’ve been there; it’s not trying to be everything to everyone, but what it does, it does really well.

  Very nice, new (1st year) apartments!!! Located on the 5th floor (in Turkish it will be the 4th) …. You can go up the stairs (or by elevator).
  Apartments, with a European approach (here and repair good, and quality service: drinks in the fridge are already included in the price, slippers and hygiene products are present, air conditioners in each room are working properly). Panoramic windows overlooking the city, as well as slightly visible mountains and the sea.

  What could be improved: Beware that the room with 2 singles uses air mattresses – they are well inflated but cannot escape the firmness factor
  
  Payment was on arrival via card – staff seemed unaware of connection issues near rooms and thus would pre-authorise on my card without going thru on their end.
  
  Resolved the next morning when I asked to process it in the check in area with a much better cellular connection.

  It’s a spacious nicely decorated clean apartment which has everything you need. The welcome set of water in the fridge was a very kind gesture. The location is very central and it’s great for exploring the Old Center of Antalya. The owner is very kind and welcoming, he was very helpful at all times. Thank you!

  Very modern, spacious and clean apartment close to the tram which takes you to the airport and the bus station. Also very close to the tram which takes you to the beach. Near to the Old Town and Harbour.
  Lots of fresh towels, super comfy beds and hob, pots and pans etc to make simple meals. Air conditioning in both bedrooms and the lounge was wonderful (and necessary!!) A great find!

  I like everything about this apartment – close to old town attractions, marina and transit. We even walked to Konyaalti beach. Nice and big windows. We don't have much ocean view from our unit but I think 402 and 403 got the best.
  
  Yavuz is a very attentive host. He responded to Whatsapp messages within seconds and attended to our requests diligently., We booked Taxi through him as well and he managed to secure the best taxi services we received in Turkey at a very flat rate. I confidently recommend Royal Home to all my friends.

  We stayed only one night very shortly but everything was wonderful. So grateful for that the receptionist took care of us so well.. Bedding was so clean and comfortable, kitchen was so practical too… Bed was super comfortable, even sofa was comfortable to sleep (We were 5 people) This accommodation would be perfect for family.. Thank you very much and would definitely stay again when I'm back in Antalya 🙂

  This apartment is clean, spacious, and located in a safe neighborhood. Even better, each room has air conditioning. There are also a good bakery, public parking and the tram station nearby. Communication with the staff was a breeze via whatsapp. Overall, very satisfied with my stay.
